Inspired by the unique architecture found in historic towns and plantations of the South Carolina Lowcountry, King's Grant on the Ashley paints a stunning portrait of peaceful Lowcountry living accented with pleasing Mediterranean elements. The community will provide lavish resort style living with elegant homes and dramatic floor plans surrounded by most serene landscapes.
King's Grant offers 80 pristine lots with sizes up to
four acres. The lots will be sold in two phases. In the
first phase, 15 deep water lots will be available on the river and 12 on the lake. The second phase will consist of 10 deep water lots on the river. The remainder of the lots in both phases will be on the canals or offer incredible views of ancient oak trees and wetlands.

King's Grant is a part of the Carolinas which Charles II of England entrusted to the eight lord proprietors in the 17th century. In 1671, Lord Ashley Cooper, one of those proprietors, sent Maurice Mathews to the Carolinas to find the best location for establishing a manor house. After an exhaustive search, Mr. Mathews recommended the area now known as King's Grant as the most ideal location.

Not much has changed over last 300 years, and the present day King's Grant looks very much like it did centuries ago. Since then, the King's Grant area shared in a great deal of America's heritage. In the 18th century, two plantations were built on the property. At the end of Seven Oaks Lane, overlooking the Ashley River, stood a large brick mansion, the main house of Oak Forest Plantation. Of all sites along the river, Oak Forest was possibly the finest.
The mansion, along with its outlying buildings, was completely destroyed during the Civil War. The other grand residence - the Jeny- stood to the southeast of Oak Forest. The Jeny was spared from destruction by Northern troops; unfortunately, it too was destroyed by fire some years later. Today, King’s Grant is partly covered by ancient oak trees and picturesque ponds that will be preserved.
PLAN DESIGN PHASE
In order to protect the pristine land, the developers decided early on to preserve one third of the property and only construct 80 homes on the remaining 120 acres, utilizing the latest environmental building techniques. The lot sizes will vary from 1 to 4 acres. Keeping the green building elements in mind, some of the green features of the project will include: geothermal heating and cooling, natural storm water management, preserving natural habitat for the existing wild life and introducing new wild life to the area. The development plan was designed around the natural flow of the land to ensure that trees and wild life would be respected and protected.
IMPLEMENTATION PHASE
PHASE I
Sales of these properties will be starting at $175,000. Projected home sizes will range from 3,000 to 5,000 square feet. Some lots released during the first phase will be located on the river as well as on the lake.
PHASE II
Details on the second phase will be released late 2009.
Caring about the environment and saving the features that make this property so unique is of the utmost importance to us at King's Grant Holdings. We realize that we have been given a tremendous responsibility not only to develop but to preserve this last unspoiled section of the Ashley River. We represent a new generation of builders whose primary vision is to create a home in touch with its surroundings, not just to sell a house.

Based on our previous experience, we once again implemented environmentally friendly land clearing techniques. This was particularly true when designing the layout for King's Grant's roads. This thoroughly thought out plan was implemented to only take down the minimum number of trees on the property. Our responsible land and wildlife management practices will secure a well balanced ecological environment for generations to come.
We intend to offset our carbon footprint by creating the first, truly green neighborhood in Charleston. We take our responsibility to decrease the impact of our activities in terms of the amount of green house gases produced on this property very seriously.
Residents of King's Grant will be able to engage in activities such as fishing, kayaking, and boating right in their backyards. They will have the opportunity to observe the breathtaking views of river and wetlands and its exotic wildlife.
